What does the city require of hosts?
Pompano Beach requires a yearly city permit for a single-family home, duplex, triplex or fourplex rented short-term, and a 24-hour contact person on file (City checklist). The owner and the Local Designated Representative must give a 24-hour phone number and be responsive (City brochure). Chapter 153 of the city code sets up inspections by appointment through that contact, and we found no rules there about lockboxes or keys (City code). In other words, the city asks for a person who answers. Having a locksmith on that person's call list is our suggestion, not a city rule.
You are not alone: Pompano had 933 active Airbnb listings in April 2026 (Rabbu).
Changing keypad codes between guests
- Give each guest a code of their own, and keep separate codes for cleaners and managers (Hostfully).
- Reset a backup code once it has been used.
- Turn off a guest's code at checkout, not the next morning. You or your manager can change codes in the lock's app, or David E. can do it on a turnover visit. The brands he fits and services: Ultraloq, August, Level, Yale, Kwikset (SmartCode and Halo) and Schlage's Encode line. Bought a place with a builder-installed keypad? A full reset — old users out, new codes in, backup cylinder rekeyed — is $95.
When the battery dies
Airbnb's own help page warns that backup codes work only if the smart lock is powered on and usable (Airbnb). A dead battery locks out every code at once, backups included. So every rental door needs an entry that doesn't depend on electricity:
- a key cylinder on the smart lock, with the key kept by your local representative (get a third key cut for the cleaner);
- a lockbox as the last resort;
- batteries checked monthly, with two or three emergency codes stored (Hostfully). Lock-forum users report keypads that went dark right after new batteries went in (Ultraloq forum). When that happens with a guest standing outside, call us.

How does a guest lockout work?
- The host or Local Designated Representative texts or calls to confirm the reservation, and the guest's photo ID has to match the name on it.
- You get the price before David E. drives.
- No-drill entry first; a dead keypad is usually powered back up or opened with its key.
- The lock is tested and you're told if it needs a battery, a repair or a replacement.
Condo rentals
If the unit is in a condo, the association may require its own key (Siegfried Rivera), and a lock that opens only by code might not meet that rule. See condo & 55+.
Host questions
Can you be the 24-hour contact?
No. That's your designated representative. We're who they call for a door.
Can you meet my cleaner instead of me?
Yes, if you name the cleaner to us in writing first. Your cleaner opens up, watches the test and settles the bill on site.
Should I rekey after every guest?
No. Change codes per guest and rekey when a physical key goes missing.
Do you serve Palm Aire and beach rentals?
Yes — a condo by the pier, a duplex off Dixie Highway, a villa in Palm Aire; anywhere inside Pompano Beach. Seasonal owners who rent part of the year: snowbird home services.
Locked out? Call — the price comes first.
Same price at any hour. A Pompano Beach technician comes to you.
