Seasonal Homes in Pompano Beach, FL: Close-Up & Open-Up
Before you leave Pompano Beach for the summer, find out who holds a key, rekey what you can't account for ($95 for the first lock, $236 for four), and put fresh batteries and a working backup key on any keypad, so the house is locked tight while you're gone and opens easily when you return. Then book a short open-up visit for the fall.

Why is this a Pompano Beach issue?
The city has 64,308 housing units but only 45,846 households (Census Reporter). That works out to about 29% of homes that aren't someone's year-round address: snowbird condos, second homes, seasonal rentals. Many sit closed from spring to November, right through Broward's storm months, which open June 1 and close at the end of November (Broward County).
Close-up checklist (spring, before you fly)
- List every key holder. Neighbor, cleaner, pool service, property manager, last winter's tenants, the association office. If you can't name them all, assume copies are loose.
- Rekey or swap cylinders after tenants or cleaners. A rekey keeps your locks and changes the pins (from $95). A cylinder swap puts in a cylinder already keyed to a new key, which is handy if you rotate between two key sets every season; we price a swap like a rekey.
- Fresh keypad batteries. A keypad left on old batteries through a humid summer may be dead when you return. Change them on the way out, not on arrival.
- A backup mechanical key. Make sure the smart lock's key cylinder actually turns, and leave that key with one person you trust. Many Florida condo documents also require the association to hold a key (Siegfried Rivera). Give the office the new one after a rekey.
- Mailbox. If a tenant left with the compartment key, have the lock changed now (from $85). The carrier opens the master door; we change only your lock (USPS).
- Shutters and sliders. Broward's guide says to test accordion and roll-down shutters to see that they open and close easily (Broward County). Do it with their keys in hand. Put a security bar in the sliding door track.
Open-up visit (fall, when you're back)
David E. meets you or your manager at the property and works through every exterior lock: does it turn smoothly, does the deadbolt throw all the way, did salt get into the cylinders near the beach (salt-air guide). Keypads get woken up and tested, and if keys went around over the summer, we rekey on the spot. There's no flat open-up fee: you're quoted per job, from the same list, before he comes.
A free check from the Sheriff, too
Pompano's police service comes from the Broward Sheriff's Office, under contract since August 1, 1999, and its Pompano district runs a free Vacation Home Watch that checks on your home daily while you're out of town (BSO Pompano Beach). Sign up for it before you fly. Their patrol watches the outside; a rekey and fresh keypad batteries take care of who can open the door.
Can you work while I'm away?
Yes, with your written permission sent before the job, naming the work, the address and the person who will meet us — a property manager, the neighbor with your spare, or your cleaner. That person lets David E. in, sees the result tested, and pays on site. We don't act on a phone call from someone who isn't on that written list, and we never work an empty house with nobody there.

Snowbird questions
The tenants gave back every key. Do I still need a rekey?
Keys are easy to copy. If you can't be sure, rekey; it costs less than wondering all summer.
I changed the keypad code. Isn't that enough?
It covers the keypad. The key cylinder still takes the old key until it's rekeyed.
I arrived in November and the key won't turn. That's a lockout. Same price day or night.
I rent my place out by the week, too. See vacation-rental hosts.
Locked out? Call — the price comes first.
Same price at any hour. A Pompano Beach technician comes to you.
