Does the association need my key?

Often, yes. Florida gives a condo association a right of access to each unit "during reasonable hours" for maintenance, repairs, or to prevent damage (F.S. 718.111). The statute doesn't mention keys, but condo documents can require one, and a requirement written into the Declaration is hard to challenge (Becker). So after a rekey or new lock, the office usually needs its copy. We cut it during the visit.

Smart locks in condos: the same Becker article points out that a keypad code can fail in a power cut or with a dead battery. A smart lock with a working key cylinder keeps both you and the association covered.

Palm Aire

Palm Aire mixes condominiums, villas and single-family homes around four golf courses, and much of it now lies in southwest Pompano Beach (Wikipedia). It is split into many numbered condo associations, such as No. 18 and No. 121 Palm Aire Country Club (BHS listing). Tell us your association number when you call, because rules for vendors and keys differ from one to the next. Neighborhood details: Palm Aire.

Leisureville

Leisureville is a 55+ community of single-family homes, condos and townhomes in ZIP 33064 (Bex Realty), with 928 residences managed by Castle Group (Leisureville community site). Let the office know a locksmith is coming if your section requires it. More on Leisureville.

Why so much of Pompano lives behind a shared door

Apartments and condos aren't a beach-only thing here. When the city last broke its housing down by type, multi-family buildings of three or more units held about 58% of all homes, against roughly 35% single-family, and the rest duplexes and mobile homes (2005 survey figures in the City of Pompano Beach Housing Element). That means a lot of locked unit doors behind a lobby, a gate or a fob reader — and a lot of association rules to respect.

Gated communities and guard houses

Several Pompano communities sit behind a gate. Cypress Bend, around Cypress Bend Drive in 33069, is one a local real-estate office describes as gated (Horizon Palm Realty); Leisureville, by contrast, has no gate at all (55places). Each gate runs its own way, so we don't guess: tell us the community's name and how visitors get in — guest list, call box or guard — and add David E. or the backup technician's name the way your association expects. We wait at the gate until it opens for us.

Cluster mailbox keys

USPS makes the property owner, not the post office, responsible for the compartment locks on cluster boxes, and it keeps only the master lock (USPS). Prying a box open is illegal, and mail can be held if the door won't lock (USPS notice). The way it works: your association or manager approves the change, the carrier opens the master door, and we replace your compartment lock. We never touch the USPS arrow lock.

Arranging it for a parent

If a parent in a 55+ building needs the job, they should be there with photo ID, or have named you in a signed note that we see before starting. For a parent whose caregivers come and go, we also mount wall key safes by the door — a small coded box holding one key — priced by phone once we know the wall. Speak with David E. in English or Spanish.

Condo questions

Do you send insurance papers to the building?

Yes. Many South Florida buildings ask contractors for a certificate of insurance naming the association (South Florida Cooperator). Our commercial general liability certificate can reach the building office the day before, whenever they want it on file.

Can you copy the building or pool key?

Those belong to the association. Ask the manager.

Locked out tonight?

Night costs what day costs: from $95, usually $95–160, with the trip and the opening both in that figure. We pick or bypass before anything else, high-security condo cylinders are priced on the phone first, and you decide whether you want only the door opened or new keys cut on the spot.
